Offices at Kerry Centre

Offices at Kerry Centre is located in the city center of Hangzhou, Zhejiang, China. This project is an office building, which has ten floors above ground with total height of 137.8 feet. The site area is about 211,920.8 square feet with the total gross floor footage about 625,539.1 quare feet . AECOM as the LEED consultant, help the project to achieve LEED Gold Certification by approaching the following strategies:

1. The project considers the energy saving issue from envelope at first and high performance envelope materials will be adopted.
2. Energy saving and indoor environment, high efficient and flexible systems are applied in the building. Smart and intelligent systems maintain comfort indoor environment and reduce energy consumption. High efficient lighting systems will be applied as well.
3. Sub-metering could meter tenant energy use and encourage continuous savings during operation, since the rent will not include any energy bills.
4. The project team holds a LEED charrette to evaluate the sustainability of the project during the preliminary design stage.
5. Encouraging usage of alternative transportation such as public transportation, low-emission & fuel-efficient vehicles, as well as carpool to reduce the adverse impact of automobiles.
6. Maximize Open Space over 30 percent.
7. CFC free refrigerants used in HVAC system.
8. More than 95 percent of regularly occupied areas of the project will have a good exterior view.
